PUT YOUR CASH TO WORK - PORTFOLIO BUILDING BIGGER FASTER
What does this look like?

1) In this model we do a 4 partner Joint Venture approach. We bring capital together from 4 investors (you, solum capital and two other). This allows us to combine forces and ultimatelty create a deal where we are putting 30%+ down payment, creating cash flow, buying in the best emerging markets in the US (targeting higher appreciation), only new construction, and landlord friendly states.
2) You plug in the capital we execute the plan. We will idenity the target property, handle fiancing, closing, marketing and installment of property management.
3) You will receive quarterly reports as well as annual tax forms needed to capitalize on depreciation.
4) The goal with this strategy is to put your capital to use, maxamize tax deductions, create cash flow and allow appreciation to work.

FIX & FLIP PROJECTS - RESIDENTIAL & COMMERCIAL
What does this look like?

1) We will put together a joint venture structure with you where we will identify a property to rehab and resell. The property could be residential or commercial in an area where we see the best opportunity to healthy margins and a quick exit.
2) Projects like these may take one or more investors depending on the size of the project, property cost and construction budget. You will be provided with a copy of the financials as we progress though the project.
3) We will complete, market and sell the property all in house to ensure quality control and maximize net profit.
4) You will be provided your initial investment and net proceeds at closing along with the nessecary tax documents needed to file for the following year.
5) Time commitment is 6 months - 1 year depending on deal size, constuction intensity, permitting and exit.
